Why Would I Offer This ?

A challenge you might face while trying to buy your new dream home is selling the home you own now. One thing to always keep in mind is that hiring the wrong real estate agent could cost you thousands of dollars ,or even worse have you paying two mortgages at once. That’s the reason I developed the Guaranteed Sale Program. This program will help my buyers who find themselves in this very situation. Obviously, this program is not for everyone, in fact most of my selling clients decide that the traditional system works better for them and keeps them in their comfort zone. Please remember I am not a investor, my goal is not to own your home. With that being said it is also not to do repairs and add some paint and sell it for a profit either. The Guaranteed Sale Program was developed to give my buyers a piece of mind when purchasing their next home ,as well as making sure we all have the exact same expectations before we start marketing your home.  Here are some of the expectations I have with the Guaranteed Sale Program.

Getting the Price Right – The First Time


Proper Pricing   is the single most important thing in this market. Statistics show that being priced right at the beginning will net you more money, rather than being forced to reduce the price later. No one wants to be that seller who let their listing become stale months before pricing it right. With the Guaranteed Sale program I make sure that we both have the same expectation as to what is the market value of your home. This along with the agreed upon sales price which is lower than the market value , I will maintain a single minded focus on getting your home sold with a marketable price from the beginning and my unmatched marketing.


 

Position the Home in a position of Authority

The most asked question I receive about the Guaranteed Sale Program is what are the requirements. I usually don’t even get to fully explain, but once I do my customer understands completely and we are then on the same page. The first requirement is getting a home inspection before we put it on the market. I know this sounds a little odd, usually the buyer gets one when they make an offer, so why would I ask you to do it?

In today’s market 90% of buyers are using either FHA or USDA home financing options. For the home to qualify ,it must meet the guidelines for this type of financing. Examples of repairs that would need to be repaired are: rotted wood, leaky roof, etc… (these are to name a few). So, for your home to be marketed to the vast majority of today’s consumers ,we need to make sure we wont run into issues.
1) Already having a home inspection, and making the necessary repairs , will save you from weakened negotiations as far as questions on the home needing some kind of repair.
2) Did you know that generally speaking a seller can save 2 to 1 the cost of the needed repairs. Given the proper time frame to do the repairs you can call around and get the best price. This usually saves you money from being forced in to a last minute deal with a home repair expert.

This one step will give the future perspective buyers a piece of mind when choosing your home to be their next purchase.

The second thing I ask is that we automatically offer a home warranty. When buyers are looking for their next home, knowing that yours comes with a warranty will make your home one of the top choices.

As I have said, I am in no way wanting to be in the home purchase business. So once we know the home is priced right for the market and the home has no repairs needed , then its up to making sure as many potential buyers as possible know about it. This is where my office has no match here in the local area. That is the reason I feel comfortable in making this offer. I know your house will be marketed by one of the best teams around.

Again, let me stress I am in no way wanting to become the owner of your home. I am a Realtor and I have always believed in concentrating on what you do best. I am lucky that what I do best is sale homes and helping people find their new dream home. That being said, if your home doesn’t sale above the pre-agreed upon Guaranteed Sale price then I buy it. When it is sold, if I make any money above the cost of the purchase as well as the cost of the sell, I will REFUND the difference to you! Again I do not want to make money from buying your home and turning around to sell it. I want to sell your home and get you the most value for it.
